And welcome to Selling Houses Fast in a Slow Market. Glad to have you here, and what we’re going to do in the next two days is go through every single step there is on selling houses fast so that we can eliminate the myth that selling houses is hard. In fact what I’d like to do is make selling houses the easiest part of your business instead of everybody wondering how you’re going to get out of them when you get in them.
Over the past 25 years and hundreds of houses that I’ve done myself, and I might add I’ve never had a house I couldn’t sell, and working with over a quarter of a million students nationwide, and learning from them as we go; we’ve discovered that selling houses is just nothing more than a system properly applied and if that system is clear in your head you’ll know exactly what to do when you get to point to make the house sellable, and get it ready to sell, so we can move them out as fast as we can move them in.
If we don’t learn to move these houses out as fast as we get them, it will stagnate our business. It will make us shut down the buying machine because we’re overloaded with product, and it will increase our income dramatically. If, however, we crack this nut of selling houses fast, knowing that we can get them going out as fast as we get them in, we can crank up our buying machine. We can literally add more product, more wealth, more free equity to the mix, and raise our income and raise our net worth because that weak link on the back end has been taken care of.
I’m going to do everything I can here on the next couple of days and on these CDs to give you all the tools necessary to do that. To
put it into a systematic format, to make it automated so we get the biggest problem in selling houses out of the way, and that would be you. You are your own biggest problem because you have this human nature thing that just makes you get involved in every single little step. Especially the male species who are born with testosterone, who absolutely insist on doing everything their own way and following no directions until they’re forced to.
I can’t tell you how many men I’ve had this conversation with who go out and do it their own way for a year or two or more and finally come back and say, “By God Ron, you were right. I wish I’d have just done it your way to begin with.” Well I told you so. But hey, it’s not our fault. It’s testosterone and there ain’t nothing we can do about it.
So in the next couple of days the system will be before you and if you will just force yourself to go implement it exactly like we lay it out, you will discover that magically it’ll work, and pretty soon you’ll have more potential buyers for your houses than you’ve got houses, and all of the sudden your mindset will change, and you’ll be thinking, oh my God, I have got to find these people some product because I’m out of houses. That’ll change your business and your thinking all the way through.
So if you’re having trouble selling houses now, the first thing you gotta do is quit trying to think like a realtor, quick doing the stuff that most realtors do. You will see none of that applicable in here and we’ve got to give our buyers a reason to come in and want our house, we’ve got to make it easy for them to find us, then we’ve got to make it easy for us to work with them, and we’ve got to make us the houses that they’re interested in because we can give them what they need or want and also eliminate all of the other competition out there that doesn’t do things the way we do it. All of this is going to be part of this system.
It’s not a complicated system. In fact it’s so easy that it’s almost going to take none of your work, and that’s the whole key because if you’re working real hard at selling houses, you’re wasting most of your time.
The last part of this system is where I try to train you to go get somebody else to take over for you and become your salesman selling only your houses, working specifically for you. And if we can get that conquered, and you will once you do two or three houses a month, which you can if you can sell them as fast as you get them.
All of you listening to these CDs and all of you in this room should know that buying houses is faster than selling them, so now let’s fix the selling part so we can increase the buying part. With somebody out on the back end doing all that work for you where literally there’s nothing left for you do but go out and buy some houses, go out and get some contracts and get some deeds and turn them over to your salesperson, and get the heck out of the way and go do whatever it is you want to do.
So that is my goal is to get you in a position to where you really don’t have anything to do. I want you to get up every morning and struggle with the problem of oh my gosh, what do I do today? I don’t know. Maybe nothing. And having your income coming in with or without your personal participation.
It’s going to take a while to get to that point because it defies everything we’ve been trained from birth. From birth to now we’ve been taught that the way to make a good living is to go out, put in your time, earn your keep, contribute to society, make a living so that you could retire on half of what you couldn’t live on while you were working.
That’s conventional wisdom and if you think about it, when you were born who were you handed to? A broke nurse and then that broke nurse handed you to whom? Your broke parents. And then your broke parents put you in grade school taught by broke teachers. Then you went to high school taught by more broke teachers and then some of you went to college taught by broke professors.
Our entire lives we’ve been taught by broke folks, it’s no wonder we’ve been taught to think more broken than rich. So if you’ve been taught to be broke you can be taught to be rich, and part of being rich is systemizing and automating your business or businesses so that they will run without you.
As I sit here right now I’m running I don’t know, I lost count, seven, eight, nine, ten businesses. None of which required me to be present. Some take more of my time than others and I continually add to that. So this is no different. This business of buying and selling houses is just no different. The more you can work to get yourself out of the way, the easier it becomes and the more money you’ll make. Like magic, the less you do, the more you make
